Rates Clearance Certificate Problems

The City of JHB now issue RCC’s electronically but FTA can still assist when a payment was made but no certificate was forthcoming. For more info see Services Offered to Conveyancers.

General billing disputes and advice

We offer a range of solutions to facilitate the correction of erroneous municipal bills.

Valuation disputes & omissions

Municipal rates are determined by (a) The market value assigned to the property by the City’s valuators (b) The category assigned to the property by the City’s valuators. If the data contained in the valuation roll is incorrect then it can be challenged.

Rates Adjustments

FTA can assist with a range of Rates adjustments for various reasons, including but not limited to; un-actioned or new valuation and/or category changes, Incorrect billing, Residential rating for Residential properties built on land which carries Business or Special Zoning, Pensioner Rebates, Removal of Illegal use (penalty tariffs).

Addition / Removal of Rates, Refuse, Sewer, Water and/or Elec Charges

Meter reading and metering related disputes

FTA can assist with a range of meter related billing issues. From faulty meter replacement to correction of estimated (or) incorrect billing and applications for migration to a more optimal tariff.

Account finalisations

FTA can assist with closure / finalisation of accounts after a property has been sold and the transfer has been registered. For more info see Services Offered to Homeowners / General Public.

Refunds & credit transfers

Following the finalisation of an account there may be credits which are due back. FTA can assist with the process of recovering credit from COJ. For more info see Services Offered to Homeowners / General Public.

Payment reallocations

Payments which were made using the incorrect reference number may have been allocated to the incorrect account or are simply sitting in the City’s suspense account. FTA can assist in having these payments allocated to the correct account.

Creation of accounts for newly registered properties.

Tariff change / migration

The City and the MOE’s sometimes have different options and tariffs for certain services. Information on these are not widely publicised and the City is under no obligation to ensure that accounts are billed using the optimal tariff.

Pensioner Rebates

The City offer Rates rebates for pensioners. Qualifying criteria applies.

Removal of illegal use (penalty) tariffs

The City’s law enforcement department deal with structures built without the necessary planning permission as well as zoning and other by-law infringements. Property owners in violation of the by-laws will find a penalty tariff applied to their accounts. Even after the infringement is corrected and the illegal use has stopped it can be difficult and time consuming to have the illegal use tariff cleared from the account.

Conversion from postpaid electricity to prepaid electricity

Most residential properties will save considerable amounts by converting their electricity from conventional (postpaid) to prepaid electricity. In addition to the monthly savings you are also less likely to receive inaccurate accounts going forward and would need to pay less for clearance when selling the property.
